If you’ve spent any time on social media lately, you’ve probably noticed that everyone seems to have an opinion about mortgages.
The more often we hear the same message, the easier it is to believe it’s true.
The reality is there’s a lot of misinformation online. Between clickbait headlines, influencers, AI-generated content, and algorithms feeding us more of what we’ve already watched, it can be hard to know what’s fact and what’s simply getting the most attention.
And when you’re making one of the biggest financial decisions of your life, that’s worth paying attention to.
Every week, I have conversations with clients who ask questions like:
“Should I wait for rates to come down?”
“Is a fixed mortgage always the safest choice?”
“Is it really that hard to qualify for a mortgage right now?”
These are all great questions.
The challenge is that there isn’t a simple answer that applies to everyone.
Your mortgage should fit your life—not a social media trend.
The right mortgage depends on your income, your down payment, your future plans (or lack of them) your comfort with risk, and your long-term goals. That’s why one of the things I say most often is:
“It depends.”
It may not be the answer people are hoping for, but it’s usually the honest one.
Social media rewards certainty. Mortgage advice doesn’t work that way.
The lowest rate isn’t always the best mortgage. Waiting isn’t always the right strategy. And what worked for someone on TikTok, or even your neighbour or coworkers, may not be the best fit for you.
My job isn’t to tell you what you want to hear. It’s to help you understand your options so you can decide with confidence.
That’s also why I believe trust matters more than ever.
Most of my business comes from referrals—people sending their friends, family, or coworkers my way because they know they’ll get honest advice and someone who will take the time to explain their options.
Buying a home, refinancing, or renewing your mortgage deserves more than a catchy headline or a 30-second video.
It deserves a conversation.
So, if you’ve been reading conflicting advice online and wondering what actually applies to your situation, reach out. I’m always happy to answer your questions, explain your options, and help you build a mortgage strategy that’s right for you.
